WHY MOVE TO SOUTHERN ALBERTA?

As of April 2025, housing stats tell us that the average price of a home in Lethbridge is $404,282, significantly lower than what we see in other areas of the province (and across the country). Some smaller towns nearby are even more affordable.

As of May 2025, there have been 70 residential new construction permits pulled with the City of Lethbridge, with that number increasing each month. This means that builders are keeping up with the housing demand and with a 6 month turn-around anticipated for most builders in Lethbridge, you can be in your new home in no time!

In 2024, Alberta’s real GDP grew by 2.7% — well above the national average of 1.6%.
The province’s economy is bolstered by strong performances in sectors like energy, construction, and technology. 

In April 2025, the Alberta government announced over $3 million in funding for 25 projects across Southern Alberta. This is through the NRED program, aimed at bolstering local economies and creating high-value jobs. 

Alberta’s public education system is a cut above the rest. Consistently ranking at the top of the PISA (Programme for International Student) Assessments for Canada, and even ranking the highest in financial literacy globally and ranking second to Singapore in science.

Beyond our public education system, Lethbridge (Southern Alberta’s largest City) is home to two renowned post-secondary institutions: Lethbridge Polytechnic and the University of Lethbridge, which is one of Canada’s leading research universities.

There are so many incredible places to explore in Southern Alberta! Enjoy the Rocky Mountains at Waterton National Park, explore otherworldly landscapes in the Badlands, or go soak in the heritage and history of the Hoodoos in Writing-On-Stone Provincial Park, to name just a few options! There are also plenty of other provincial parks and camping spaces with a variety of scenery options, and it’s a short drive across the BC provincial border or the U.S. International border if you want even more options to explore.

For all the same reasons Southern Alberta is a great place for families, it’s also a great place to retire! We know it can be a difficult to decide when the right time is to retire, and budget/cost of living plays a huge role in that. Alberta is known for its affordability (including the lowest taxes in Canada), diverse landscapes, and welcoming communities. As a province have NO provincial sales tax, we see on average 320 days of sunshine a year and our top 5 employers are government based. Even within the City of Lethbridge, commute times are 10-20 minutes tops- getting “stuck in traffic” means a lot less to us here than in other major cities across Canada!

Compared to the rest of the country, and even the rest of the province, the barrier to home ownership is significantly lower here, meaning your dollar goes further!

LETHBRIDGE

Lethbridge is Southern Alberta’s largest city, with a population of over 111,400. Here, you’ll find the perfect mix of urban convenience and small-town friendliness. It’s considered the commercial, financial, transportation and industrial centre of Southern Alberta. With excellent schools, a growing job market, and over 70 parks and green spaces, it’s a hub for families, professionals, and students alike. Its vibrant arts scene, local eateries, and short commute times make it a favourite for those looking to settle down without sacrificing the city lifestyle.

COALHURST

A quiet town just west of Lethbridge with a population of a bit over 3,000 people. Coalhurst is perfect for those wanting a small-town feel while staying close to the action. With new developments, it’s a popular choice for young families and commuters looking for more home for their dollar. This town has great proximity to the City. In fact, many Coalhurst residents can get where they need to in Lethbridge faster than their in-city counterparts.

COALDALE

Just 15 minutes east of Lethbridge, Coaldale is a thriving bedroom community. This town is known for its family-friendly vibe, great schools, and growing amenities. Currently the population is just below 10,000 but Coaldale is seeing steady growth due to a growing commercial sector. Whether you’re visiting the Birds of Prey Centre or enjoying lakeside fun at Land-O-Lakes Golf & Country Club, Coaldale offers a slower pace with easy access to city perks.

TABER

Known as the “Corn Capital of Canada,” Taber combines agricultural roots with modern community living. This town is ideal for those seeking affordable housing and economic opportunities in farming, food processing, and energy. Located about 40 minutes from Lethbridge, Taber’s population is just under 10,000. It’s a good stand-alone town while still feeling small enough to have a strong sense of community.

FORT MACLEOD

Rich in history and charm, Fort Macleod blends heritage with modern life. This town is growing, and has a population of just under 4,000 people. Known for its beautiful downtown, historic landmarks, and film industry appeal, it’s a great place to enjoy scenic living. Another perk is easy highway access to both Lethbridge and Calgary. Affordable homes and upcoming developments are drawing new interest to this timeless town.

RAYMOND

Raymond brings a strong sense of community and a slower pace of life. Located about 30 minutes south of Lethbridge, it’s known for its family values, sports programs, and stampede. This town has a population of a bit over 4,000 people. It’s a great fit for anyone looking to raise a family in a wholesome, tight-knit environment. (Especially if your kids are athletic!)

CARDSTON

A historic town near the U.S. border, Cardston is known for its beautiful backdrop near the Rockies. You’re a short drive from both Waterton & Yoho National Parks in Canada, and Glacier National Park in Montana. Easy access to hiking, camping, and more! Cardston has a population just under 4,000 people, but has all the amenities you’d need right in town. With access to outdoor adventures, a slower lifestyle, and affordable living.. This town is a unique blend of tradition and natural beauty.

PINCHER CREEK

Nestled near the Rocky Mountains, Pincher Creek is paradise for outdoor lovers. From hiking and fishing to snow sports, adventure is always at your doorstep.
